Gotta love a mid July rain. Really greened up my 88 acre moist soil unit. It is pretty much solid smartweed and barnyard grass.

Send it to the Northeast Blake! This years weather pattern is pushing precipitation to the south of me here in S Jersey. Delaware and Md are getting plenty, we're getting nothing!

That depends on what part of Md. your in. Dry as a bone in lower Eastern Shore of Md. We need rain bad.
 
Very pretty Blake. Just curious, do you pump water on to the property or just have a water control structure. Been thinking about having a well drilled for my own property and undecided if it's worth the investment

I just have a water control structure. I am very fortunate in that the river that I draw from is directly tied to an approx 8,000 acre reservoir ran by the Army Corp which does an annual draw down on the lake beginning Dec 1 of each year. Knock on wood, that for the 16+ years I have owned my property the Army Corps have had enough water to release to significantly raise the river which allows me to draw water. Most years however I have been mostly full by Dec 1 from late fall rains.
 
Do you reseed each year? Or do you allow a level of volunteer plants and succession? Also, do you alternate your plantings and if so what is your schedule/rotation?
